What we do
Our electrical engineering consultants prepare detailed designs for the installation and upgrade of electricity network distribution components for subdivision.
Procedure
- Review the council decision notice and development footprint,
- Consider council planning requirements,
- Coordinate with other services,
- Evaluate proposed electricity supply requirements,
- Evaluate electricity network capacity,
- Develop a concept plan for agreement with the client and Energex,
- Develop detailed design for electricity supply to the development,
- Request quotations from accredited contractors,
- Administer the project on behalf of the client.
Energex – Electricity supply for small lot subdivision (4 allotments and less)
Your Council Development Approval (DA) decision notice will generally state that a subdivider must provide evidence of an agreement with an electricity supplier to make electricity supply available to each allotment within the subdivision.
You must obtain a Certificate of Electricity Supply from Energex, so this can be presented to council for plan sealing.
In some instances, electricity supply may already be available. However, you must engage an accredited Energex electrical engineering consultant to investigate the electricity supply arrangement and determine whether electricity supply is available.
Our electrical engineering consultants undertake the following:
- Review the council decision notice and development footprint,
- Consider council planning requirements,
- Review existing electricity supply arrangement,
- Conduct field work as required,
- Consider Energex subdivision planning guidelines.
If electricity supply is available, our electrical engineering consultants undertake the following:
- Develop a suitable electricity supply arrangement,
- Prepare a submission for Energex,
- Secure a Certificate of Electricity Supply for small lot subdivision,
- Advise the client of their responsibilities.
The client’s electrical contractor may be responsible for some of the following:
- Install a property pole inside the access and services easement,
- Install conduits the full length of the access corridor,
- Remove redundant electrical wiring,
- Change the point of entry on the existing dwelling.
If the electricity supply is not available, our electrical engineering consultants undertake the following:
- Develop a suitable electricity supply arrangement,
- Produce and engineering design showing the proposed extension to the Energex network,
- Coordinate with other engineering professions,
- Prepare an operational works submission for council (if required),
- Prepare a submission for Energex,
- Obtain a Subdivision Electricity Supply Agreement,
- Liaise with the client to pay Energex fees and bond,
- Secure a Certificate of Electricity Supply,
- Call tenders,
- Advise the client of their responsibilities,
- Administer the project on behalf of the client.
To obtain a Certificate of Electricity Supply, Energex will require payment of a guarantee bond ($2,500/lot – minimum $15,000) which will be confirmed in the Subdividers Electricity Supply Agreement.
The bond will be released on successful completion of construction works. This includes signed ‘As Constructed’ drawings and test results from the accredited contractor.
The client must engage an accredited Energex service provider to undertake construction of the electricity reticulation.
The client’s project manager will arrange identification of relevant boundaries and liaise with accredited Energex service providers with regard to site availability, timing and duration of works.
The principal’s surveyor is to peg all boundaries prior to construction and after construction to prove accuracy of asset installation.
